Foreclosures– Weekly new homes come on the Sarasota market. You will hear other agents in the market refer to them as REO’s. Different listing brokers handle these listings in different ways. Some Sarasota Brokers will purposely place an extraordinarily low price on a home hoping to generate a bidding situation. Depending on the time of year there can be very different amounts of activity on these homes. They are blind bids so you do not know what the other bid amounts are or the purchasing terms. Experience on your side is very beneficial. This is all new territory for most of the people in the Sarasota and Florida market and you can only learn by doing. Other Brokers will list just below market value and take the first offer that meets or exceeds it. Some will present all offers to banks and others will claim authority to refuse on their behalf. Also, it is very important to have legal representation whenever possible to handle the closing. You want to make sure that you are as protected as possible when it comes to title. These can be great deals, but you need experience and information to make an efficient and effective offer on Foreclosures in Sarasota.
Short Sales— These are a slowly-evolving pain in the neck sometimes in Sarasota. Understand, the owner is under water on the home when it comes to value in most cases and is trying to convince the bank to take less instead of foreclosing. Go ask the dealership you bought the car from if you can turn it in and walk away from the debt. Banks hate to do it and 9 out of 10 short sales never happen. The listing agents have even started to hire groups to pester the banks about it. It works ..but it works better than what was before which is 9 out of 10 don't close. Any thing is better. However, you can end up tying up your money and time while other deals come and go. In some cases the owners have no intention of leaving. They just have to be 90 days late before the bank will open dialog with them at all. Please, don't get me wrong. Short sales can be a very good deal in the Sarasota home market, but the chances are better you will get your hopes up and lose, not due to any one particular persons fault. We prefer and suggest to our customers to put their efforts elsewhere so they can have fun buying their new home unless the listing agent is especially good and prepared to work with the banks and has a track record of being successful. Only Experience on your side can help you know who that is in the Sarasota Real Estate market.
Auctions—A dying fad for the most common home buyer.. Too much on the market to sustain a lot of auctions.
Owners—These can be great deals in today’s Sarasota Real Estate market. Whether people like it or not, they have to try and compete with distressed properties. People in Florida who are in the working-class tend to move more often due to job opportunities or employment changes. Time can play a factor into negotiations . It is important that buyers remember in most cases these homes have been shown a lot more love and can be wonderful homes without the hassle of remodeling or other repairs due to neglect.
New construction—Florida is notorious for construction and very much in Sarasota. We have a lot of wonderful builders in Sarasota county. National builders, International builders, and Custom local builders. Sarasota is known for architecture. Frank Lloyd wright designed and built several homes in Sarasota and among the keys. Right now you can purchase new homes for less than before. The builders know it is a matter of time before things turn around again and they are holding on to survive. With the right representation from Eric, it can be a very rewarding experience and one Eric highly recommend.
