Let’s Get Started

1) It’s up to you. Simply call Eric and tell him what you looking for and he can do all the searching for you or log in create an account and search for properties on your own. Or a little of both. Eric wants to cater his services to each person and each persons personality.

 

2) Contact Eric’s office, and he’ll set up a private showing that fits your schedule. You can email or call. Or click on Schedule an appointment in the info next to the home details.

 

3) During our first contact Eric will usually ask you some basic questions to see if he knows of any other properties that might interest you.

 

                  How many bedrooms?

                  How many baths?

                    Garage?

                  Condo, Townhome, Single Family home, or Villa or any?

                  Pool or no pool?

                  Price Range? (Remember we work for you.)

                  Any particular desires such as land, water view or access, ect. 

 

4) Eric will take your information and criteria and put it in his system. His system will email you homes that fit your criteria the day they come on the Sarasota market in MLS. (This can be huge when you are looking for Bank Owned properties.) The other option if you like to do more on your own is you can log in on the map on the home page and set up an account on your own. You can set it to send you emails to notify you when new homes come on the market.

 

5) You can track your own likes and dislikes or just simply call or email us the information

 

6) Once we find a property you like, Eric will do an analysis of the price. He will compare homes that are currently on the market in Sarasota and homes that have sold in the same area in the last year. He will explain how that neighborhood in Sarasota is trending in market value. Is it stable, declining, or increasing in value?  Does the owner have any existing liens or mortgages on the property? Is it paid for? How long have they been trying to sell it? Has the current owner listed it for sale before?

 

7) He will put together the paperwork for the offer.

 

8) Once an agreement is made, he will make sure you understand the deadlines and responsibilities throughout the due diligence period. We will help you arrange the inspections you choose to have done.

 

9) Closing. He will help you make sure all is in place for closing and be with you at the closing table  to answer any questions you might have.
